Bay Road, extending west of  Nepean Highway, houses several manufacturing plants, automotive repair shops, industrial packaging/consumables factories, fabrication plants, furniture direct factory outlets, and light industrial developments near Tulip Street and along Reserve Road. Recent changes to zoning will push residential developments further out with approval for a high-tech industrial precinct in the area.

Moorabbin and Cheltenham are also continuing to evolve due to large big box warehousing, relocating from HQ locations and being replaced with smaller strata developments. Moorabbin and Cheltenham also feature many automotive workshops, ranging from engine repair, body repair, upholstery, auto electrics, and body modifications.
